Terms & Conditions

Booking and Payment

  1. All rates are quoted in GBP and are exclusive of VAT unless stated otherwise.
  2. Prices include utility bills (subject to a fair usage policy), weekly housekeeping (for stays over 7 days), Wi-Fi, linen, towels, and council tax.
  3. A booking is confirmed only upon receipt of full payment and written confirmation from Strawbury Stays.
  4. Payments for the first 28 days are due in advance via credit/debit card. We do not accept Diners.
  5. Late payments may result in cancellation or interest charges (4% above the Bank of England base rate).
  6. We do not charge any security deposit.

Cancellation & Changes

  1. Guests can cancel free of charge until 30 days before arrival. Post that the guest will be charged the total price of the reservation. 
  2. If the guest does not show up, they will be charged the total price of reservation. 
  3. For group bookings (3+ apartments or 90+ nights), a 30-day notice is required.
  4. Early departures or reductions are treated as cancellations.

Check-in & Check-out

  1. The standard check-in starts at 2PM and the check-out is by 11AM.
  2. Early check-in and late check-out must be pre-approved and may incur a fee.
  3. Lost or unreturned keys will be charged £150 + VAT.
  4. A call-out for lockout or key issues may incur a £75 fee + VAT.

House Rules

  1. No Smoking: Strictly prohibited indoors. A £150 fine will apply for violations.
  2. No Pets: Not permitted.
  3. No Parties or Events: We operate a strict no-party policy. Immediate eviction with no refund for violations.
  4. Noise Policy: Quiet hours are from 9 PM – 8 AM. Disruptive behavior will lead to eviction.
  5. Guest Limit: Only the number of guests confirmed at booking may stay overnight.
  6. Visitors: No visitors allowed after 11 PM. You are responsible for your visitors’ conduct.

Damage & Cleanliness

  1. Guests are responsible for keeping the apartment clean and in a good condition. 
  2. Any damages, missing items, or extra cleaning will be charged accordingly. 
  3. Extra cleaning for smoking, spills, or misuse: from £150 + VAT.

Facilities & Service

  1. Weekly housekeeping includes towel/linen change and light cleaning. 
  2. Housekeeping will not wash personal items or tidy personal belongings.
  3. Guests must dispose of waste using designated bins and follow recycling guidelines.
  4. Wi-Fi is provided for personal use. No illegal downloading or streaming. 

Safety & Security

  1. Lock all doors and windows when leaving. 
  2. Guests are liable for loss/damage due to negligence. 
  3. CCTV is operational in common areas for security purposes. 
  4. Strawbury Stays is not responsible for lost/stolen items. Please keep valuables secure.

Emergencies & Maintenance

  2. Non-emergencies (e.g., Wi-Fi issues) you can get in touch with our team anytime of the day. However, the issues will be addressed during office hours (i.e. from _____ to _____).

Liability and Insurance

  1. We are not liable for personal injury, loss of belongings, or third-party issues unless caused by our direct negligence.
  2. Guests should have personal insurance for travel and belongings. 
  3. Use of balconies, decks, or other amenities is at the guest’s own risk. 

Termination

  1. We reserve the right to cancel bookings or evict guests immediately if terms are violated (e.g., parties, smoking, over-occupancy).
  2. No refund will be given in case of eviction due to rule violations. 
  3. Bookings do not create a tenancy; guests are only licensees.

  2. Complaints must be reported during the stay or in writing within 14 days of departure.

Data Protection

  1. We comply with the UK Data Protection Act and will never share your personal data without your consent.
  2. By booking, you consent to Strawbury Stays processing your data for operational and security purposes.
