Booking and Payment
- All rates are quoted in GBP and are exclusive of VAT unless stated otherwise.
- Prices include utility bills (subject to a fair usage policy), weekly housekeeping (for stays over 7 days), Wi-Fi, linen, towels, and council tax.
- A booking is confirmed only upon receipt of full payment and written confirmation from Strawbury Stays.
- Payments for the first 28 days are due in advance via credit/debit card. We do not accept Diners.
- Late payments may result in cancellation or interest charges (4% above the Bank of England base rate).
- We do not charge any security deposit.
Cancellation & Changes
- Guests can cancel free of charge until 30 days before arrival. Post that the guest will be charged the total price of the reservation.
- If the guest does not show up, they will be charged the total price of reservation.
- For group bookings (3+ apartments or 90+ nights), a 30-day notice is required.
- Early departures or reductions are treated as cancellations.
Check-in & Check-out
- The standard check-in starts at 2PM and the check-out is by 11AM.
- Early check-in and late check-out must be pre-approved and may incur a fee.
- Lost or unreturned keys will be charged £150 + VAT.
- A call-out for lockout or key issues may incur a £75 fee + VAT.
House Rules
- No Smoking: Strictly prohibited indoors. A £150 fine will apply for violations.
- No Pets: Not permitted.
- No Parties or Events: We operate a strict no-party policy. Immediate eviction with no refund for violations.
- Noise Policy: Quiet hours are from 9 PM – 8 AM. Disruptive behavior will lead to eviction.
- Guest Limit: Only the number of guests confirmed at booking may stay overnight.
- Visitors: No visitors allowed after 11 PM. You are responsible for your visitors’ conduct.
Damage & Cleanliness
- Guests are responsible for keeping the apartment clean and in a good condition.
- Any damages, missing items, or extra cleaning will be charged accordingly.
- Extra cleaning for smoking, spills, or misuse: from £150 + VAT.
Facilities & Service
- Weekly housekeeping includes towel/linen change and light cleaning.
- Housekeeping will not wash personal items or tidy personal belongings.
- Guests must dispose of waste using designated bins and follow recycling guidelines.
- Wi-Fi is provided for personal use. No illegal downloading or streaming.
Safety & Security
- Lock all doors and windows when leaving.
- Guests are liable for loss/damage due to negligence.
- CCTV is operational in common areas for security purposes.
- Strawbury Stays is not responsible for lost/stolen items. Please keep valuables secure.
Emergencies & Maintenance

- Non-emergencies (e.g., Wi-Fi issues) you can get in touch with our team anytime of the day. However, the issues will be addressed during office hours (i.e. from _____ to _____).
Liability and Insurance
- We are not liable for personal injury, loss of belongings, or third-party issues unless caused by our direct negligence.
- Guests should have personal insurance for travel and belongings.
- Use of balconies, decks, or other amenities is at the guest’s own risk.
Termination
- We reserve the right to cancel bookings or evict guests immediately if terms are violated (e.g., parties, smoking, over-occupancy).
- No refund will be given in case of eviction due to rule violations.
- Bookings do not create a tenancy; guests are only licensees.

Data Protection
- We comply with the UK Data Protection Act and will never share your personal data without your consent.
